The Death of Property Investing – Simon Zutshi

Simon released this special report back in 2008, it is a controversial, yet refreshing view of property investing in an unpredictable property market.

For anyone interested in property investing, or even anyone interesting in getting into property investing (yes, that’s right – honestly) then this is certainly a refreshing read. The title also makes reference to a new type of property investing, as we are now faced with a falling property market, rather than the riding market which has been witnessed over the last 10 years or so. So for the ‘old-fashioned’ property investor, who relied on rising property prices to make money, then essentially their investment strategy is now dead.

The report is designed to make you think for yourself, and not necessarily follow the herd mentality of the negative doom and gloom headlines. One of the main topics is the ubiquitous credit crunch, and how this has had 3 major effects on the mortgage market;

  1. Higher lending rates
  2. Lower LTV’s
  3. Tougher lending criteria

Since writing his book, Property Magic, Simon points out that the mortgage market has changed so much in that time, that his finance chapter (of the first edition of the book) explaining the concept of closed bridging and same day re-mortgage is already out of date. With all of these obstacles stopping investors doing deals, Simon again refers to the herd mentality, as a great deal of investors will now have stopped investing, waiting for the market to bounce back.

So what is he saying – well finance is possible, but harder to find, and there are more and more opportunities out there due to the ongoing market factors, therefore finding below market value property has never been easier – just more tricky to finance.

Essentially the underlying message here is that depending on your mindset, you will view the credit crunch and the current property market conditions as either a THREAT or an OPPORTUNITY. You decide.
